For agencies and property managers
One tradie, most of
the maintenance list.
A lot of my work already comes from property managers on the Sunshine Coast. Screens, patching, curtains and tracks, doors and locks, gutters, yards — one contractor, one invoice, and photos on every job so the owner can see what they paid for.
What happens to a work order once you send it
Nothing gets lost and nobody has to chase. Here is what happens, step by step.
It lands and you hear back
Acknowledged the same or next business day, so you know it is with a real person and not sitting in a queue. If it is not something I take on, you get told that straight away rather than a week later.
Access gets sorted your way
I contact the tenant directly, or your office issues the entry notice and I work to it. Whichever your agency prefers — just tell me on the work order and I follow it.
Priced in writing, ready for the owner
Itemised, scope spelled out, and options priced where there is more than one sensible way to do it. Forward it straight on without having to translate it or field questions.
Booked and done
Confirmed date and time. If something behind a wall changes the job, you hear before I do it, not after — so you are never explaining a surprise to an owner.
Invoiced, with photos
The invoice goes to your accounts address and to the manager who raised the job, with before and after photos — on the same email, or a follow-up email straight after if there are a lot. Good for the owner, good for the file, and good for the next inspection.
What you get, every time
Without having to ask for it.
A quote you can send the owner
Itemised, scope spelled out, options priced. Written to be forwarded, not decoded.
Photos of every job
Before and after on every job. One less thing the owner has to take on trust, and it lands in the file for the next inspection.
Tenant contact handled
I arrange access with the tenant, or work to your office’s entry notice. Your call, every time.
Compliance on file
Certificate of currency and ABN the same day you ask, plus a schedule of rates if onboarding needs one.
Work orders however you send them
PropertyMe, another system, an email or a phone call. I am not tied to one platform and I will not ask you to change yours.
One trade, not five
A whole vacate list in one visit, one invoice and one set of photos, instead of chasing five contractors for one property.
Getting a job to me
Whichever suits your office. All three come straight to me — no portal, no login, no ticket number.
Just email it through
If your office already writes its own work orders and quote requests, send it exactly as it is. Your form, your PDF, a screenshot from your system, or just an address and a photo. I will work from whatever you have — you should not have to fill in my paperwork as well as your own.
lukenofurtherhandyman@gmail.com
Useful if you have it, not required: the property address, what needs doing, who to contact for access, and whether you need a price before the owner approves it. If something is missing I will ask once rather than send it back.
Add me to your system
No job right now, but you want me on the contractor list. Tell me what your onboarding needs and I will send it in one email — not three.
No work order of your own? Use this instead
For offices that do not raise their own, or for a one-off. It asks the same questions I would have to email you about anyway.
Rather just ring?
Monday to Friday, 8am to 4pm. Buderim, servicing the Sunshine Coast.
